By booking your stay with us you accept the following Terms + Conditions:
PAYMENT TERMS (Payments via Bank Transfer)
50% Deposit of total cost is charged at booking. Booking is not confirmed until deposit is received. Balance of booking is required 30 days prior to Check-in / Special event.
BOND
A $500 security deposit is to be paid with final payment, 30 days before check-in (for direct bookings).
CANCELLATION POLICY
Full refund for cancellations made prior to 14 days before check-in, less $50 booking fee.
7-14 day’s notice given – 50% of the total booking value will be charged – unless you transfer your booking to another time within 6 months.
Less than 7 days notice – you will be charged 100% of the total booking value.
COVID CANCELLATION POLICY
In the event of any government lockdowns, travel restrictions, mandated self-isolating or quarantining, we can either hold a credit for a future stay, or offer a refund less $50 booking fee. The Owners or Booking Agents may request to see evidence in the event of a COVID related cancellation.
PLEASE NOTE
If you are booking via Airbnb, their Terms and Conditions apply to the booking. Where there is a discrepancy between the two agreements, the more conservative condition applies.
There is 2 night minimum charge on the property. School holidays is a 5 night minimum, public holidays and long weekends are a 3 night minimum charge.
There is an unfenced dam on the neighbouring property, children must have adult supervision at all times.
There is a complete fire ban from October - March. If permission for open fire outside (in designated area) is granted, it is your responsibility and requires Adult supervision at all times.
Much time and care has gone into creating these spaces for you to enjoy, please be respectful.
NUMBER OF OCCUPANTS
The accommodation must be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation. No children aged between 2 and 12 are permitted, children over the aged of 12 are charged as adults.
No gatherings, functions or parties may be conducted at the property unless written permission is given from the booking agent or owner.
Exceeding the stated number of guests will result in a termination of booking and you being required to vacate the property immediately without refund. Charges for additional guests will be debited to your bond without further notice. If the amount owing is above the amount held you hereby accept this liability.
If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.
NOISE
Please be respectful of our neighbours at all times and keep noise to a minimum.
CLEANING
Accommodation is accepted on the basis that all occupants treat the property with the same respect as their own home in accordance with these Terms and Conditions.
Please leave the property in a neat and tidy state.
A professional clean will be carried out on check out and the cost is additional to your total booking amount.
Mid-stay cleans are available upon request and do incur additional fees.
If a property is found to be left in an unreasonable state at check out, there will be an extra cleaning charge. This will be determined on a case to case basis.
CHECK-IN / CHECK-OUT
Check-In is from 3pm / Check-Out is by 10am.
Early check-ins and later check-outs may be considered with advanced notice. Late Check-Outs without more than 24 hours notice and approval will incur an extra fee.
VISITORS
Guests and/or visitors shall not park vehicles on the premises, except in specific designated areas. The soil and vegetation is sensitive and easily damaged. Failure to adhere to this may result in loss of some or all of your security deposit. You are responsible for the behaviour and actions of your visitors whilst on the premises.
Children under the age of 2 are welcome, but are the responsibility of parents or carer.
PETS
We regret that other than assistance dogs, no pets or other animals are allowed on the property unless written permission from owners.
DAMAGE
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Property Owner/Agent. Any such breakages, damage or loss must be reported immediately and paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice. If you notice any damage upon check-in please notify the owner or booking agent as soon as practical, so it can be noted and rectified at the earliest convenience.
SMOKING
No smoking inside the Property. If there is evidence of such including a smoke odour you will be charged a fee of $500 to cover the cleaning of curtains and carpets. Please ensure all cigarette waste is disposed of or extra clean up fees will apply.
RIGHT TO REFUSE OR REVOKE BOOKINGS
The Owner or their Booking Agent may reserve the right to revoke or refuse to honour any accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.
BOOKING CONFIRMATION
Once a Guest’s booking has been confirmed, the Guest shall be responsible for payment of the total price for the rental period and all extras (if any) as shown on the confirmation notice on or before the date or dates referred to in such notice.
DISCLAIMER
I/We hereby acknowledge and agree that the Property Owner and Agent will not be held responsible nor liable for:
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the accommodation due to my/our failure to comply with the Term and Conditions or House Rules;
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our /their part.
Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the accommodation site. All occupants are to take specific care at all time and requested not to approach any wildlife under any circumstances.
INDEMNITY
You, the guest, indemnify the agency against any liability which may attach to the agency as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his/her visitor.
Management reserves the right to update these Terms + Conditions when required at their discretion.
